San Diego County Housing Summary
 

  • INVENTORY: The active listing inventory over the past couple of weeks decreased by 124 homes, down 2%, and now stands at 6,010, its lowest level since May. Last year, there were 4,752 homes on the market, 1,258 fewer homes, or 21% less. The 3-year average before COVID (2017-2019) was 7,074, which is 18% higher. From January through August, 26% fewer homes came on the market compared to the 3-year average before COVID (2017-2019), 9,992 fewer. Yet, 3,610 more sellers came on the market this year than last, and 8,361 more compared to 2023.
     
  • DEMAND: Buyer demand, the number of pending sales over the prior month, dropped from 1,865 to 1,857, down eight pending sales, nearly unchanged. Last year, there were 1,691 pending sales, which is 9% less than the previous year. The 3-year average before COVID (2017-2019) was 3,031, which is 63% higher.
     
  • MARKET TIME: With supply falling faster than demand, the Expected Market Time, the number of days to sell all San Diego County listings at the current buying pace, decreased from 99 to 97 days in the past couple of weeks, its fastest reading since May. Last year, it took 84 days, which is faster than today. The 3-year average before COVID (2017-2019) was 71 days, which is also significantly faster than today.
     
  • LUXURY: In the past two weeks, the Expected Market Time for homes priced between $2 million and $4 million decreased from 136 to 125 days. For homes priced between $4 million and $6 million, the Expected Market Time decreased from 229 to 212 days. For homes priced above $6 million, the Expected Market Time decreased from 694 to 668 days.
     
  • DISTRESSED HOMES: Short sales and foreclosures combined, comprised only 0.7% of all listings and 0.9% of demand. Only 11 foreclosures and 30 short sales are available today in San Diego County, with a total of 41 distressed homes on the active market, down five from two weeks ago. Last year, 18 distressed homes were on the market, fewer than today.
     
  • CLOSED SALES: There were 2,086 closed residential resales in August, down 4% compared to August 2024’s 2,167, but up 1% from July 2025. The sales-to-list price ratio was 97.9% for San Diego County. Foreclosures and short sales accounted for 0.1% of all closed sales each. That means that sellers made 99.8% of all sales with equity.
